Flood Zones & Insurance: What to Check Before You Buy
Alameda is a low-lying island in San Francisco Bay, and flood zone designation varies by specific parcel - it is not the same everywhere on the island. This matters for two concrete reasons: mortgage lenders require flood insurance for homes in certain FEMA-designated zones, and that insurance cost can be a meaningful, ongoing expense that isn’t obvious from the listing price alone.
Before making an offer on a specific property, look up its flood zone at FEMA’s official Flood Map Service Center: msc.fema.gov. Enter the property address to see its current flood zone designation and whether flood insurance would be required.
This is one of the few things worth checking address-by-address rather than trusting a neighborhood-wide generalization - two houses a few blocks apart can carry very different flood zone status.
